To learn more, visit wearedream.org.DREAM (formerly known as Harlem RBI), an award winningsports-based youth development program, is seeking a dynamicindividual to serve as the Facilities Manager. The ideal candidate is a reliable team playerwho is willing to learn.Role and Responsibilities:
  • Manage and develop 4 staff members of the Facilities team andensure team member work schedules align to the needs of theorganization;
  • Assess the performance of the Facilities team and conductperformance evaluations throughout the year;
  • Provide input into promotions, wage increases, and otherpersonnel decisions;
  • Support with interviewing potential hires and provide inputinto hiring decisions;
  • Perform daily inspection of school building, park and officecondo, checking for any issues or items that have the potential todisrupt daily operations, and addressing them accordingly;
  • Manage cleaning service and part-time employees to ensure theschool, park and office condo are kept clean;
  • Create and implement a cleaning and preventive maintenanceprogram/schedule;
  • Recommend and select equipment and materials and ensure we havecomplete inventory of equipment at all times;
  • Implement and monitor preventative maintenance schedules toensure maximum longevity of equipment and determine replacement,repair, and maintenance needs;
  • Maintain vendor relationships, including coordinating orders orrepairs with external parties;
  • Manage team to ensure facilities maintenance tickets areprioritized and responded to in an efficient and strategicway;
  • Ensure repairs such as painting and patching, minor electrical,plumbing and carpentry repairs are completed, if needed;
  • Create systems to proactively assess the state of facilities,identify repairs, and ensure repairs are made in a timelyfashion;
  • Maintain facilities inventory and order materials for thefacilities team to ensure all materials are on site at alltimes
  • Assign roles and responsibilities to all team members to ensurework is strategically prioritized and gets done in a timelymanner
  • Collect and maintain direct reports' daily work sheets;
  • Train team in job skills, work regulations, cleaning methods,use of equipment and safety practices;
  • Establish approach, technique and methods for team's work;
  • Maintain records, prepare reports, and compose correspondencerelated to the work;
  • Regularly review and manage building and park servicemaintenance calendar, monitor activities of service employees, andconsult with service contractors to ensure compliance with contractspecifications;
  • Receive, investigate, and respond to property-related emergencycalls;
  • Ensure that all buildings are up to code and in compliance withall regulations;
  • Manage and coordinate building-wide inspection;
  • Support with and/or lead management and execution of specialprojects and other tasks, as needed;
  • Please Note: The selected candidate will be required to obtainthe following FDNY certifications within 6 months of the hire date:S-12 Sprinkler, S-13 Standpipe and S-95 Fire AlarmSupervision.
Qualifications:
  • High School diploma required;
  • A minimum of 5 years' experience in facilities management, as aconstruction trade supervisor, or in a related area;
  • Knowledge of plumbing & HVAC systems;
  • Mechanically inclined (i.e. ability to use tools to makerepairs as needed);
  • Strong written and verbal communications skills;
  • Any current FDNY certificates of fitness, HVAC or plumbingcertifications, a plus;
  • Excellent organizational and problem-solving skills, and strongattention to detail;
  • Commitment to the mission and goals of DREAM and DREAM CharterSchool;
  • Ability to lift up to 50 pounds and have no difficulty bending,standing, climbing or walking, for short or long periods oftime.
  • A strong belief in the mission and values of DREAM, includingthe desire to make a difference in the lives of our students,families, and community.
Hours: Full-time with some evenings required, andoccasional weekend hours.Compensation:Salary is highly competitive andcommensurate with experience.
