Reporting to the Managing Director of Operations, the Director of Network Facilities will be responsible for facilities and outdoor grounds, maintenance, custodial and other operational aspects of the network as assigned. This position manages the day-to-day operations of the network's facilities, including but not limited to planning, organizing and directing the maintenance, repair and alteration of buildings, ballfields, and grounds; serving as the network representative in planning and developing facilities and new construction; ensuring that jobs are completed efficiently and within regulatory guidelines and projected deadlines; preparing and managing the annual budgets for the maintenance, grounds and custodial departments; and ensuring optimal utilization of personnel and other resources.

The Director of Network Facilities oversees a facilities team and works closely with the Management Team. This is an exciting opportunity for someone who is eager to create a vision for and manage a portfolio of 220,000 square footage of real estate, to train and develop a team of two facility technicians, one coordinator, four custodians, and one groundskeeper, and to act as a strategic leader in helping DREAM expand its real estate function in service of its mission. Responsibilities:

  • Oversee the operational aspects of assigned properties in a manner which protects, maintains, and improves the value of the facilities and delivers excellent customer service to all stakeholders;
  • Design, manage, and revise key facilities processes in a scalable format to support facilities management and maintenance oversight;
  • Commission, review, vet and manage building audits to inform the routine maintenance, repair and preventative maintenance programs for all building systems, components and equipment;
  • Develop and implement in-house or contract ongoing maintenance, repair and preventive maintenance programs for major equipment including but not limited to HVAC, fire protection, plumbing, structural, elevator, and electrical systems;
  • Monitor the performance of in-house and contracted services, such as landscaping, janitorial, snow removal, etc., ensuring that staff and contracted services are performing up to DREAM's standards and local building code laws;
  • Contribute to the development of long-term capital project plans and oversee or support the timely completion of budgeted and unbudgeted major and capital projects;
  • Develop and implement Property & Facilities Operating Budgets;
  • Partner with the MD of Finance and Administration and the MD of Operations to develop and implement long-term goals and strategies related to the upkeep and maintenance of all DREAM buildings, including creation of a capital plan for each campus that outlines the expected useful life and replacement plan for all critical building systems;
  • Oversee the management contract services by developing scopes of work, requesting bids, monitoring performance per scopes of work and contractual agreements;
  • On a 24-hour basis, respond as necessary to any building emergencies. Develop monthly staffing schedules, ensuring 24/7 emergency coverage;
  • Ensure compliance with applicable building, city/county and safety codes and regulations (pest control, HVAC, exhaust/duct/hood cleaning, window cleaning, etc.);
  • Develop a safety program to include regular safety training and adherence to standard safety protocols;
  • Ensure training on work order system across all relevant users and ensure timely responses by the facilities team to requests;
  • Review and approve construction plans to ensure compatibility with building systems;
  • Monitor any construction activity at assigned properties to ensure compliance with approved plans and standard building procedures;
  • Supervise and develop employees through effective communication, supervision, and training;
  • Focus on creating a work environment that attracts, develops and retains talent in order to meet current and future challenges, and identify and develop succession plans for facilities leadership and onboarding of new staff;
  • Perform other duties, as assigned


  • High School Diploma or equivalent required;
  • Excellent customer service and leadership skills;
  • Skilled in building maintenance, including hands-on experience with HVAC, electrical, plumbing, and general repairs;
  • Minimum ten (10) years' experience in building operations, engineering and equipment and systems maintenance with a minimum of 3 years as a supervisor;
  • Competence with Outlook, Word and Excel and computer skills necessary to operate BMS system and a personal computer;
  • Ability to communicate effectively with facilities staff, school staff, and vendors via both verbal and electronic/written communication;
  • Ability to read and review construction drawings;
  • Prior experiencing with managing and developing staff;
  • Ability and willingness to directly manage a team (four to six people);
  • Ability to handle multiple projects simultaneously;
  • Create high accountability for one's self as well as building staff and vendors;
  • Building commissioning experience preferred;

  • Air Compressor (A-35, FDNY Certificate of Fitness, a plus);
  • Sprinkler (S-12, FDNY Certificate of Fitness, a plus);
  • Standpipe (S-13, FDNY Certificate of Fitness, a plus);
  • Fire Safety Director (F-85, FDNY Certificate of Fitness, a plus);
  • Air Pollution Certification (DEP Certificate, a plus);
  • Universal Chlorofluorocarbon (CFC) Refrigerant Certification, a plus;
  • Familiarity with OSHA and other Life Safety codes, etc. (a plus);
  • Low-Pressure Boiler Operator (P-99, FDNY Certificate of Fitness, required);
  • Possession of a New York City license or Certificate of Qualification as an Oil Burning Equipment Installer, High Pressure Boiler Operating Engineer, or Refrigerating Machine Operator;
  • Able to pass a criminal record history check given by the Department of Education
